Goals To design a self sustainable community with a population of around 13,000 people. 
   

Program

Create a mixed use plan ranging from high density living to downtown life to rural housing.

Maintain a close connection to downtown Lewiston through using collector and arterial roadways including a by pass for heavy traffic and trucks.

Make a friendly and usable pedestrian circulation system throughout the site to access stores, downtown, schools, greenways, and a bus transit station.

Provide around 50% green space to aid in wildlife migration.

   

Master Plan

Overview

This is the master plan dividing the 511 acre site into three areas: west, center and east for better viewing.
   

East Section

The east side of the master plan is a less densely populated area.  It has semi rural housing, a large wetland that promotes wildlife, two schools and recreation fields, some medium density apartments and a central green belt along the river. 
   

Center Section

The center of the master plan consists of a central downtown and central plaza area.  The buildings are mixed use for retail, office and apartments in the upper levels. This is where the police/fire, court house and other public buildings are located.  Buildings range from 1-6 stories in height.  A central bus transit station is located in the south west close to the high density living and downtown area to offer a means of transportation other than the automobile.  To the north along the river consists of a large resort and marina that allows for boat storage.  The marina also has a attracting floating restaurant.
   

West Section

This view of the master plan is the west end of the site closer to the Memorial Bridge and downtown Lewiston.  It consists of high density apartment living, a large flood/ green space area, some housing and duplex living.
   

Focus Area

This is my selected focus area of the master plan located in the town center.  It shows a central pedestrian area a large fountain, many shade trees, mixed use buildings and some parking. Below are two blow ups of this area. The tan areas north and south are vehicle turnabouts with central fountains
   

Overview

 

Detail

This is a detail of a restaurant with a outdoor deck with umbrellas for different seasons.  It shows its relationship to the town center green space and provides for wonderful views and a good dining atmosphere located in the heart of downtown.
   

Detail

This detail shows one of the two turnabouts located on the north/south axis.  It slows down traffic and creates a sense of space other than a 3 way stop intersection.  The round circle in the center is a fountain with street planters to the left and right to help direct traffic flow in the right direction.

A view looking in.  You can see the planters where the trees are raised to provide for seating and creating pedestrian flow through the site.
